Disrepair because dcoumition has pretty much the same meaning as decay, they both mean to break down. Fester means that something becomes worse or more intense, especially through long-term neglect or indifference and that meaning is used when talking about something negative. And rot doesn't make any sense in this context and also means pretty much the same thing as decay. Hope this helped!:)
