The answer is unregulated mitotic division.

This occurs due to the failure of tumor suppressor factors such as the p53 proteins. These tumor suppressors are involved in the checkpoints of cell cycles especially when they are damage to DNA. They are also involved in the apoptosis of such cells. The unchecked activation of cyclin-dependent kinases causes unregulated progression of mitosis.

Cancer is essentially unregulated mitotic cell division. Cancer is the uncontrolled growth of abnormal cells that may occur in any body parts. The abnormal cells are termed as the cancer cells, malignant cells, or tumor cells that can infiltrate normal body cells or tissues. Uncontrolled mitotic cell division also known as called neoplasia occurs when a cell undergoes mutation in its genetic material, loosing the ability to control its own division which eventually leads to formation of abnormal cells.
