let the remaining sides be X and Y

perimeter = X + Y + 13

24 = X + Y + 13

11 = X + Y ---(1).

Area = 1/2 * base * height

24 = 1/2 * X * Y

XY = 48.-----(2)

solving eq 1 and 2

X + Y = 11

XY = 48

Xy + y² = 11y

Xy = 48

y²= 11y - 48

y² -11y + 48 = 0

no real solution of this equation.
